Attic Air Sealing

Attic air sealing is the process of closing every gap, crack, and penetration in the attic floor — around recessed lights, plumbing stacks, electrical runs, the attic hatch, top plates, and chimney chases — so conditioned air cannot leak from the living space into the attic.

Warm air leaking into the attic does two kinds of damage: it warms the roof deck (the engine of ice dams) and it carries household moisture that condenses on cold sheathing (the engine of attic mold and rot). Insulation slows heat flow but does almost nothing to stop air flow — air sealing is the missing step in most attics.

Air sealing is typically done with caulk, spray foam, and rigid covers before insulation is added or topped up. It is unglamorous, invisible work with an outsized payoff in energy bills, ice dam prevention, and attic health.

Why It Matters

Air sealing beats insulation dollar-for-dollar in most older attics. If you have ice dams, attic mold, or high energy bills, air leaks — not thin insulation — are usually the primary cause.
