Roofing Glossary
EPDM Roofing
EPDM (ethylene propylene diene monomer) is a black synthetic-rubber roofing membrane with one of the longest track records in flat roofing — decades of proven performance on commercial and residential low-slope roofs.
EPDM's strengths are simplicity and longevity: it is a stable, flexible rubber that handles temperature extremes and UV well, with documented service lives among the longest in single-ply roofing. Modern installations use seam tape and primer rather than old liquid adhesives, making seams far more reliable than early EPDM.
Its black color absorbs heat — a disadvantage for cooling loads, though an advantage for snow melt in winter. It can also be coated with reflective elastomeric coatings to gain reflectivity.
Why It Matters
When a contractor proposes EPDM, you are buying the most time-tested flat roofing option available. Ask about fully adhered vs. mechanically attached installation and the seam system being used.
A Maryland Note
EPDM's tolerance for Maryland's freeze-thaw cycling is excellent — the rubber stays flexible through our cold snaps, which is why it remains popular here.
