Tear-Off

Tear-off means removing every layer of old roofing — shingles, underlayment, and flashing — down to the bare wood deck before installing the new roof. It is the thorough way to re-roof, and the way quality contractors prefer.

A tear-off lets the crew inspect every inch of decking and replace rotted panels, install fresh underlayment and ice-and-water shield across the whole roof, and install all-new flashing woven correctly into the new shingles. Nothing questionable is buried and left to fail later.

The trade-offs are cost and mess: tear-offs take longer, generate dumpster loads of debris, and expose the home briefly to weather. But they also reset the roof's age to zero and are required by most manufacturers for full warranty coverage.

Why It Matters

When comparing quotes, check whether each bidder is pricing a tear-off or an overlay — a cheaper quote is often just a thinner scope. For a roof you plan to keep for decades, tear-off is the right call.
